If the equity in your current home will be applied to the down payment on your new home, you may have to sell your current home (or have an accepted offer free of all conditions). Talk to your bank or mortgage broker about your options.
The real estate business is relatively predictable. Sales generally peak in June, slow a bit during summer, and then pick up again in the fall. The slowest time is around Christmas. February is a great time to list because there are fewer homes available and buyers are always looking to buy around this time. In a Seller's market it is always a good time to sell!
